Electrical Installation Condition Report (EICR)
As an owner of a rental or short term let property, you are duty bound to ensure the safety of all aspects of the property including the electrical installation. Our experienced electricians will carry out an electrical safety inspection to evaluate its condition. Most properties are found to be satisfactory, but if any issues are found they can usually be repaired on the same visit, saving time and hassle. We carry out our inspections in a fair and unbiased manner, we never carry out work that isn’t required and will always advise of any improvements that can be made. Portable Appliance Testing (PAT)
If you provide any electrical appliances in your rental or short term let property, they require checks for electrical safety every year. As part of an EICR inspection, we carry out these additional checks free of charge, otherwise our PAT testing starts at £55 (excl. VAT). Get in touch to book a test.
All rental and short-term let properties in Scotland are required to comply with BS5839, part 6 of the building regulations. Generally, this means (as a minimum) your property will need smoke alarms in; each circulation space (e.g. hallways and landings), the main living space and a heat alarm in the kitchen. A Carbon Monoxide alarm is also required in every room where there is a fuel-burning appliance. For properties being used as HMO, more stringent rules apply.
